Property management

Better systems for property management companies.

Property managers juggle a management platform, maintenance vendors, inspection apps, owner reports, tenant texts and a pile of spreadsheets. Work orders get retyped, owner updates get put together by hand, and the person who knows how it all fits is usually you. Our job is to route work orders to vendors, build the owner reports and fix the connections when a platform changes.

Example requests

The kind of thing an owner might ask.

These are examples in an owner's words, to show the kind of work we take on. They are not finished client projects.

Example

“When a tenant submits a work order, can the vendor get it without us retyping it?”

Example

“Can owners get a monthly summary without someone building it in a spreadsheet?”

Example

“Which leases end in the next 90 days, across every property, on one page?”

Example

“Our inspection app and our management software don't talk. Can they?”

Example

“Can friendly rent reminders go out before the due date, worded the way we want?”

Example

“Move-ins take a dozen manual steps. Can some of them happen on their own?”

Where we might start

What we might find, and build.

The right answer depends on your business. We learn how yours works first, configure what you already have when that solves it, and build only when building is the better answer.

  • Connect your software

Pass work orders from your management platform to the vendor or maintenance tool, and the status back again.

  • Automate repetitive work

Run move-in and move-out checklists, so keys, utilities and inspections don't depend on someone remembering.

  • Build useful tools

An owner summary or lease renewal view, built from your own data.

  • Improve what you use

Configure the owner portal, tenant messages and reports already inside your management software.

  • Practical AI

Flag maintenance requests that mention water, gas, heat or safety, so a person sees them first.

  • Maintain what we build

Fix a connection when your management platform or a vendor tool changes, and keep a written record of how it is set up.

Systems firms like yours often run

Property management companies often run property management software (such as AppFolio, Buildium, Yardi or Rent Manager), inspection and maintenance tools, accounting, a phone and texting system and shared spreadsheets. These are examples of what firms like yours use, not a list of finished integrations. What we can connect depends on what each system allows, and we check that before we agree the work.

What we don't do

We don't manage properties, deal with tenants or owners for you, or give advice on leases or fair housing rules. We don't decide how rent, deposits or owner payouts move. Your team sets and approves anything that touches money, and we build only what you have agreed.

Questions

Common questions.

What does it cost?

$2,500 a month, agreed before work starts. Larger projects and third-party software costs are agreed separately.

Do you only work with property management companies?

No. Property management is one kind of business we help. We help established service businesses that run on many tools and have no developer, and we don't claim a deep specialty in any one industry. We learn your systems and how your team works before we change anything.

Can you change how rent or deposits are handled?

Not on our own. If a request touches rent, deposits or owner payouts, your team decides how it should work and approves the setup before we build it.
