For title and escrow

A technical team for your title company.

Amalgament is your own technical team, for $2,500 a month. For a title company that means the closing that waited on a payoff statement nobody chased, the signature still missing at four o'clock, and the status question asked of every closer every morning. We connect the production system, escrow accounting and underwriter portals, automate the document chase, and build one view of the week's closings. We learn how the company works, tell you what is worth doing first, and look after what we build.

Every day

The questions that end up with you.

Today someone pieces each answer together from several systems, by hand. Finding a better way to answer them is the work we take on.

“Where is the Maple Street file, and what's still open?”

“Has the payoff statement come in?”

“Which closings this week are still missing a signature?”

“Who is the escrow officer on this file?”

What we build

Built for how title and escrow companies work.

Examples of the work we take on. What we actually build depends on your systems, and we confirm it before anything starts.

  • One view of the work

Every file's status and next open item, across the week's closings.

  • Follow-up that runs itself

Document requests that send and chase themselves until the file is clear.

  • Prepared, then approved

Status updates prepared for a closer or processor to review and send.

  • Answers for new people

A new processor able to find answers without interrupting an escrow officer.

Your clients' information

Buyers' and sellers' financial information is what fraudsters look for first. We ask for access to the systems involved and nothing else, we agree in writing what we touch, and you can revoke access at any time. Your records stay in your systems, and they stay yours if we stop working together.

What you already run

Companies usually run on a title production system (such as SoftPro, Qualia or ResWare), escrow accounting, underwriter portals, email and calendar. We start from the systems you already use and confirm what we can connect before anything starts.

We are a small company taking on a limited number of clients, so every one gets real attention.

Questions

What owners ask us.

Will it send wiring instructions or disburse funds?

No. It never moves money and never sends wire instructions. Where a workflow ends in a message, a person reviews and sends it.

Does it make title or underwriting decisions?

No. It prepares information for your team. Decisions stay with your people.

What access do you need?

Access to the systems involved, granted by you, limited to what the job needs, and yours to revoke at any time.

Do you replace our IT provider?

No. We do not fix laptops, printers or networks and we are not a help desk. We improve and look after the systems we agree to take on, and we are happy to work alongside whoever supports your IT.

How do we start?

With a conversation about how the business runs and where the time goes. We tell you plainly what is worth doing first and what it would take, and nothing starts until that is agreed in writing.

What does it cost?

$2,500 a month, agreed before work starts. The fee covers an agreed amount of ongoing technical work; anything bigger is scoped and priced before it starts.
